Benefits

The number one benefit to going fisbo (nickname for 'for sale by owner' or 'fsbo') is the substantial amount of money you will be saving. The standard commission for full service brokers is six percent of the selling price. On a $500,000 property, that is $30,000 paid in commission.

  • Ability to undercut the competition

Since your cost structure is lower than almost every house on the market, you have the ability to underprice similar properties. This can be especially helpful if you are in a hurry to split town.

Drawbacks

  • Lack of expert knowledge

Unless you interned at a real estate brokerage while in college, you probably don't have any real knowledge of how a real estate transaction works. Real estate is one of hardest assets to transfer from owner to the next.

  • Marketing

Good real estate agents have set up a network of contacts and resources to get the word out on about your property. They know where to find buyers and where to advertise your listing.

  • Time restraints

Selling a home is a full time job. Many people simply do not have the time it takes to market the home, show the home and than write the contracts to sell the home.

Zillow.com is a site where buyers can find an estimate on other homes in the neighborhood. And sites such as Bankrate.com offer information on the real estate and mortgage market.
